Fastighetsbolaget Fleming Properties has entered into an addendum to the lease agreement with SOK, Suomen Osuuskauppojen Keskuskunta, regarding their headquarters in Helsinki, Finland. The agreement means that the lease period is extended by 10 years to 31 December 2040, according to a press release. The lease agreement covers 34,400 square meters of office and operational space and 400 parking spaces. The extension secures contracted rental income of EUR 83 million over the remaining lease period.The agreement contains annual rent indexation with a minimum increase of 1.0 percent and a maximum increase of 4.0 percent from 2027. The agreement includes stepwise termination rights for certain premises in the older building, Vallilan Toimisto, while the entire Ässäkeskus is covered by the lease agreement until 2040.As part of the agreement, Fleming Properties will invest EUR 2.0 million in modernizing restaurant, kitchen and conference areas. The parties have also agreed on a long-term maintenance plan for the property and its technical systems.
